If the roof or cladding on your property resembles the one pictured it is most likely to be of a fibre cement construction that contains 10% asbestos usually in the form of white crysotile. Although classified as a hazardous substance, this friable material is quite common within cladding and roofing sheets of building built before the 90's.. Certain roof coverings can contain different types of asbestos which may be more hazardous, if in doubt a full asbestos survey should be carried out by a specialist contractor.

The age and condition of asbestos roofing or cladding are the main factors to consider when deciding which course of action to take with it. Asbestos roofing and cladding can be replaced or overcladded with modern steel products depending upon several factors. Encapsulation of fibre cement sheeting can be time consuming depending on age and costly with varying results. This usually has no effect upon the skylights or rooflights as explained below. There are government initiatives available throught the carbon trust to help with the cost of removal of asbestos as well as tax incentives. Contact us for more info.

Buildings which were not originally intended to be used as workplaces sometimes have a single-skin of profiled steel cladding upon the roof or walls. If the building is having a change of use we may be able to add insulation on top of the existing sheeting before fixing the new one over it. This is referred to as a twinskin or built-up system as opposed to a composite system where the insulation is already sandwiched between the topsheet and liner sheet. Rooflights or skylights can make up to 20% of the total roof area of an industrial roof. They should allow enough natural light into a building for a normal working environment. Discoloured rooflights can prevent natural light from entering a building leading to higher energy costs and low morale for workers. There some preventative measures that can be taken to prolong the lifespan of polycarbonate or GRP rooflights however, sometimes the only course of action is to have them replaced. Rooflight replacement or cleaning can often be carried out with steel or asbestos roofing as part of a major refurbishment, maintenence program or a dilapidation claim.
